The project is located in close proximity to the Kostrenski borci promenade, an area recognized for higher-standard residential development that offers quality views and proximity to sports and recreational facilities along the coastal walkway.

The concept of a semi-detached building with three residential units adapts its volume to the shape of the plot, while the organization of the living spaces ensures both privacy for the users and a deliberate use of the limited views available at the location. Each floor accommodates a single one-level apartment.

The project scope includes the design and construction of seven buildings on adjacent plots. Considering that the new neighborhood consists of detached single-family houses, detached multi-family buildings with three units, and semi-detached buildings with three units, differing in volume and number of floors, the architectural design aims to achieve a coherent relationship between the built volumes and the surrounding landscape.

The primary design elements are simple, clean volumes scaled to match the size of individual residential units. A consistent character across the development is achieved through the use of standardized façade openings and other defining elements such as projecting terraces, balcony railings, external staircases, roof parapet details, sun protection elements, pergolas within the landscape, and boundary and retaining walls.

The landscape design includes pergolas, fixed outdoor barbecue areas, and terraces and lawns at ground level intended for outdoor use. Each unit also includes a designated area for cultivating a garden with flowers and vegetables. Along the edges of the plots, hedges of native Mediterranean plants such as bay and rosemary are planned. Each plot also includes the planting of a tree, either fruit-bearing or ornamental.
