Commercial and residential building Žudika

Žudika is a residential, commercial, and office building located in the western part of Rijeka.

The building volume is clearly divided into a wide, low base with retail functions, whose southern façade is defined by the main vehicular access ramp. The theme of strong horizontal planes that merge into the terrain continues in the ground-floor canopy covering the ramp and escalators.

At the canopy level, a green layer is formed, consisting of an extensive green roof and freely shaped landscaped pergolas over the parking area. This green plane separates the residential part of the building from the commercial section.

The residential units are arranged within a three-storey volume of trapezoidal plan, following the buildable boundaries of the plot along its northern and western edges, while the southern façade opens towards the most favorable orientation and views.

The hospitality areas, with fully glazed façades, create a transition between the basement and ground-floor planes and the upper volumes.

In contrast to the commercial part, the residential section is conceived as a compact volume, whose crystalline form is articulated through projecting loggias arranged according to the internal layout and structural grid, ensuring a rational and clear organization of the apartments.

The roof of the residential part is flat and non-accessible.
